EVIDENCE OF KYLE LEUNG At 99.co DID POFMA
I have been renting places since I was 24 yrs old (I am now 69 years old), for work purpose and have no problem with Landlord or paying the rent but after the year in 1997, not only the rent have increase tremendously, the Landlord will not attend to any defects even for the most serious defects in the rented premises, they will wait out until your tenancy expires and blame you for the defects and start to swallow my deposit. After couple of years later during the Sars period, we were allow to teach from home environment. When renting home environment, we need space and most importantly, the place must be convenient, safety for children learning clay art skills. I have binding contractual agreement with Landlords and that our contract do clearly states to report any defects within 30 days, and after 30 days the Landlord is liable to pay the amount above an agreed amount on contractor’s bill. Since after year 1999, Tenant relies on Housing Agent to communicate with Landlord and you do not know who your landlord or landlady and/or address except the Name of the Landlord in the Tenancy Agreement.
THERE ARE TWO SIDES TO A COIN
In Singapore the TA will always hold no water for tenants, it only protects the rich landlords from being responsible. If the tenant is not happy, just move out but at the end of agreement, landlords will pick on every of the defects not returning your deposit. If I break lease, my deposit will be forfeited and if no new tenant I have to pay until lease is up. If I don't pay and don't move and let the court decide, I can leave without responsibility or face to pay for existing defects. While there are some little clauses of your rights, you must fight for it, stand firm and protect our rights. The landlord will forfeit your deposit, no matter what the circumstances are, even if you pay your rent on time, pay them when it comes to dispute. Safety and hygiene of a rented premises for family and other members are the utmost concern, after all we are paying with our hard earned money. In fighting with the landlord, all the SG Land Law, Tan Soek Yee SG land law and Halsbury land law are useless Laws, even though landlord doesn’t service, maintain or neglect their property, all they do is just covers all the inherent defects, with a good coat of paint, some extreme cases, When defects starts appearing they will tells you to accept ‘As it is condition’, other landlord pretend to be impressed after you spent money in repair and upgrading the rented premises and say "wow, Extreme makeover" and promised to pay you a portion of what you did for make good defects, upgrade and improved the condition. The Landlord immediately sell the property n the owner did not tell the new owner or give notice to the tenant but was told by new owner to move out even we continue to pay the ex-owner and they never transfer or pay our rent to the new owner. The ex-landlord are a group of family doctors, they just want the money without obligations, they will bully and harass you when you do not comply and we have to sue both the landlord, why? Sue the ex for return of deposit and last 4 months of rent and defend the new for claiming unpaid rent!!!
This is what I’m going to say, to those who comments negatively, just think of me, when you are facing the similar situation with your landlord, most of them are unkind and unfair, they will never service their defects and drags on, in the end of your tenancy or termination, they will reversed your lists on you and swallowed your deposit.
In due time, I will pour out my records that I kept in my computer archives and albums about landlords and put them on my blogs, Why? To stand up against a society full of greedy landlords.
The online media like 99.co, employs young people who have no integrity, no journalism values, sub standards and /or double standards, no moral coming from NUS high learning institutions. They are also dealing with their own businesses in Singapore property. Is this right? The 99.co is Kyle Leung penning his articles, without research, investigation, or interview, he just copy, paste, distorted, expanded untrue articles without facts or strict proof, one sided stories, to sensationalise for popularity by discrediting,slander, and create heat direct at one person in favours of the property owner. Kyle agencies popularise NUS 99.co blog by accusing me of scamming old ladies and took advantage of them. Don’t forget in all the tenancy agreement, you only deal with property agent, I won’t know how old are the landlords or how they look like, we won’t know.
I ‘m also putting on record that, Shin Min Daily News, Lianhe Zaobao, Lianhe Wanbao written untrue articles, without verification of facts, interview, investigation, on both sides, create fake news about me without strict proof of their articles and therefore they slander, sensationalise the news and committed POFMA against my family of 3 by creating n encouraging net citizen to do more damages, with intention to disgrace, slander discredit, taint, bruise, smear and breaking my 30 over years business, to the extent of committing genocide.
1. 17M Nullar Road: I/we made appointment but was always told that we can only see the demised premises in the night citing owner working day and can only view after dinner, we reject a couple of time but we can only view from outside. After viewing the place and the surrounding, we decided to view at the owner’s time (after dinner about 9.30pm) only after due to time constraint as the unit that I am happy with, the owner had to rectify the white ants and we could only have the units two weeks later. We arrive at the demised premises together with a friend who lives just a few streets away. We were handed touch lights by the housing agent and we could not hardly see but the space look ok and the agent say any problem the owner will rectify. We can only scanned with our eyes and agree to rent the placed but was told that the owner only deal in CASH. I had to withdraw Cash in the night and to meet the agent (I could have been scam by the agent and/or landlord) at Some small hotel at still road. We experienced and was face with 3 days when we had the lights turn on. We realise that the kitchen ceiling was warp and the kitchen was not in tenantable condition and etc.. when we settle in we sent the list of defects to the agent but the agent did not respondent and only respondent after she received her commission and told us that she had informed the landlord and he will send the contractor. We wait for the Landlord to sent after two months there was no sign and we could not reach the Agent. When the owner arrive after the 3rd months to demand and threaten for rent without giving excuse and reason why he cannot do the defects and of course there was disagreement and dispute. Take notice that after facing many issues with Landlord, I of course prefer that they go through proper procedure of the laws as the Civil suit for Civilised people. When we go to court, of course they could not get double rent and they even tried to attack me in the Court I was given time from the Courts to move out but on the last day we were given up to 3 p.m. to moved out but the owner and her daughter started to blocked and abuse us in the present of the Police and the old lady’s daughter started to use her walking stick to beat my wife but the Landlord’s mother and daughter reported that my wife and my daughter beat her. The Investigation Officer Kuo Un of Bedok station clear us of assault on them from the result of the Police body cam. The Landlord harass us and report to newspaper but take notice that Tenancy Agreement do not have the phone numbers and/or address of the owner and we can only depend on the Housing Agent go through emails with landlord housing agent.

2. 92A Upper East Coast Road: The premises ideal and was happy but it was pouring in the night when we moved in, my student and parent came to visit and they view the premises but came down the stairs and said,” Wow, you have a swimming pool in your master bedroom. We were shock and quickly run up the stairs to check and to our horror the whole master bedroom was flooding and my property was damage by the flooding. The owner Seow said there was no flooding after a couple of days later and got his men to check but left it as that and he only comply when I stopped paying rent and of course we continued with the rent of $5000.00 a month. The next thing was that the Air-condition was not working and we got our Air-condition contractor to do the work but he could not get to the compressor that resting on the rooftop concrete slab and he left and came back with a very long ladder and explained that the compressor was submerged with water and could not do the service and he further said that there was a lot of mosquitoes and larva. I told the landlord, Seow and he did not send anyone to see or do the works after a week and I call the NEA to check the ponding on the rooftop. It must be noted that even the electrical was affected and it’s the Landlord responsibility to see to our peaceful living to attend to our complains but he failed to do so. Take notice that under any circumstances all defects that was listed must be rectified including the back door that leaves a gap of about 2 inches wide and the rats was running in the kitchen and living area too.
According to the 99.co articles, "Subsequently, Sim set his sights on a semi-detached house along upper East Coast Road. THE MATTER HAS BEEN FILED INTO THE STATES COURT BY HIS LAWYER LEE, THE DATE IS SET FOR THE HEARING, YET HE USED HIS GANGS TO INTIMIDATE, HARASS AND INJURED THE TENANTS.
3. Landlord, does not want to rectify listed defects, impersonate tenant to cut SP Services, fake eviction notices, padlock the tenant 3 times, break letter box to steal letters, cut the grills, called Lianhe Zaobao, Lian He WanBao, Shin Min Daily News, there were total of four reporters, two of them are Zhang Xi Ying and Vincent Woo, we told the media to refrain from publication but still they went ahead with one sided fake story without our comments.
Kyle Leung at 99.co (HP no. 96308259) wrote in his article without strict proof that Mr Garie Sim Tiam Poh's business, livelihood and Rice Bowl of 35 yrs is a Scam, therefore he committed POFMA, hence Kyle Leung was very personal and caused Mr Garie Sim Tiam Poh tremendous damages to his personal life both socially and on all social media platforms.
